Once you order an appraisal from Appraising PA, you will get the following in a signed, digital and certified appraisal report:

  • Paid Invoice
  • Appraisal Report
  • Subject Exterior & Interior Photos
  • 3 or more Closed Comparable Sales
  • Comparable Photos
  • Building Sketch
  • Location Map
  • Copy of Our State Issued Certification

Your home will be valuated using the Sales Comparison Approach in which we will use at least 3 recent closed sales dated within 1 year and located within 1 mile (when available). We will make various adjustments for any discrepancies between your property and the comparable property. Some cause for adjustments may include:

  • Time Adjustments (For Declining Market)
  • Location (Busy-rd, School, Commercial, etc.)
  • Site
  • GLA
  • Bedroom/Bath
  • Basement
  • Amenities (Porch, Patio, Deck, CAC, F/P, Pool, Radiant Heating, etc.)
  • Quality of Construction (Brick/Frame, Attached/Detached/Semi-Attached)
  • Age
  • Condition
  • Garage

Once the adjustments have been made we will then average the post-adjusted sale prices and arrive at a market value for your property. When doing this it is possible to give more weight to one sale over another depending on comparability.
